Maintenance requirements have evolved as the property has been developed. Over time the structures have become more sophisticated and so has the maintenance. We define two generations of structures.
First generation structures were single story, wood construction, designed and built by UUFSD members between 1960 and 1980. Since 1995, second generation structures have been professionally designed and built from wooden beams, concrete, steel and glass.
The differences in age, design and construction yield different maintenance requirements. The first generation involves a lot of small tasks - cleaning, painting, caulking, patching and clearing vegetation. The second generation requires fewer tasks, but they tend to be bigger and more specialized - often the province of professional contractors.
The first generation structures include:
- Kiosk - at rear of amphitheater
- Kitchen & Nursury - in core area
- Searcher's Hall - i.e. Staff Office
- Footprints classroom
- Treetops classroom
- YRUU classroom
- Pinecones classroom
- Playground structures
- Toolshed
Most first generation buildings have flat roofs made of 3" urethane foam over 1" lumber. These were "hi-tech" for their time but require regular attention, these days. The insulation is not adequate for a year-round office environment. As a consequence, UUFSD spends a lot of time and energy heating and cooling these buildings.
The foam roofs require expertise, for which we rely on: Eberhard Benton Roofing, phone: 619-291-6340. In June of 1998 Benton put a new roof on the Kitchen (and ???). Call them to perform a free annual inspection in August as part of their 10 year guarantee. We have found them to be helpful with other roofs, as well.
Some of the classrooms have sections of the roof and siding made of un-insulated, translucent fiberglas panels. These can be easily inspected for leaks by spraying the outside with a hose while another person inspects inside. These are a heating problem in the winter.
The kiosk, toolshed and part of Searcher's Hall have shingled roofs. The toolshed was built in ?2000. The kiosk and Searcher's Hall shingles were new in 2007 (projects UUBG-006, UUBG-007).

The second generation structures include:
- Founders' Hall (FH)
- Palmer Library (PL) with restrooms, janitor's closet
- Bridges to the amphitheater (handicap accessible)
The two story buildings (FH and PL) are a challenge for window washing. In view of the 2007 budget constraints, we terminated our quarterly contract with the window washer - it costs $325. per quarter. He cleaned every window at the Fellowship inside and out (except the three classrooms Sandy Hill uses.) Apparently this was a good deal. We'll likely pay more to resume this service in future.
Once a week the custodians sweep and dry-mop the concrete floor in Founders' Hall. The Design Review Committee has requested that it be washed and waxed on a quarterly basis ($75 per quarter). The paint job and design on the floor will deteriorate if it is not properly maintained. Our former custodians (Griselda et al) did not do a satisfactory job of stripping and waxing so Dan Scott agreed to take care of it for us quarterly.

The Palmer Library floor is solid hardwood, recycled, donated and refinished by Stromberg & Moore Hardwood Flooring. Once a week the custodians sweep and dry-mop it.
