Survey Priorities of Congregation (Anne Larocca)
During the 2008-01-05 Steering Committee meeting Anne proposed we survey the congregation on their priorities and perceptions of Buildings & Grounds. The purpose of the survey is partly to inform people that we need help and partly to hear what people think about priorities for the UUFSD site. We haven’t decided whether to hand it out, send it out on-line, or a combination. DONE: 2008-01-18 Anne Larocca drafted a 1 page survey in Word, discussed it with Stu Anderson and circulated it to Niel Lynch and Sharilyn Parr for comments. DONE: 2008-01-20 Stu Anderson categorized activities of UUBG as:
A. Favorite part of UUFSD is amphitheater, natural paths, and views from structures showing natural surroundings (assuming this means plants on campus). I will add the ocean views as a favorite. B. High priority items for UUBG (in no particular order): roof leak at minister’s office, repair main steps and landing, replace French doors in classrooms, erosion diversion wall at pinecones, excavate electrical outlet at footprints, seal trim above kitchen pass thru, fix leaky fiberglass roof at footprints, paint exterior of founder’s hall, install shelf in janitor’s closet, repair amphitheater benches, repair shingles at treetops, seal out varmints in office, fix leaky wall in kitchen, repair broken umbrellas. Remove Brush @ Montessori Path (Stu Anderson)
Brush removed during a work party was deliberately dumped at the west end of the lower parking lot to block a shortcut to the Montessori school. A teacher had been injured using this shortcut. This brush will be removed during the upcoming UUBG-008 Project: Formalize Path to Montessori. Coordinate with Hardscape Group. DONE: 2008-02-07 Jeff Severinghaus, Stu Anderson met with Walter Huebscher (Administrator of the Montessori school) and Keith Perry (handyman) to discuss the project, at Walter's request. Topics: formalize shortcut, informalize the long route, convert garden frame to finch aviary, open pathway around the lower terrace. Huge Tree Limb Down @ Restrooms (Patricia Weld)
Patricia reports: A huge tree limb 16~20" in diameter fell off a large pine tree near the restrooms - you can't miss it! On its way down to the ground it hit another limb on another tree and broke it off (much smaller limb). It might take special equipment to remove the larger limb - you'll have to take a look before you know for sure. If we need to call someone in - the company that removed the trees on the playground in March of 2007 (Rancho Environmental) were reasonable (half of what two other bids were) fast and very professional. PS - this tree may have a disease - and if so, the other pine trees on the playground did too -- it might be a really good idea to call in an arborist (or maybe Rancho Environmental does this) to walk the property and check for other potential hazards. Re-stake Chitalpa Tree (Greg Brown)
Re-stake the new tree in the irrigated area west of main steps. Buy 2 rubber covered trunk ties (cable or wire through a piece of hose or bike inner tube. Needs to b 36" long. Remove existing stake from trunk and prop up the tree if necessary with something else. Drive existing stake into ground about 18" from the trunk, on the side opposite the direction the tree tends to lean when unsupported. Attach the trunk ties loosely in a figure 8 pattern around the trunk and nailed to the stake pole, at the top of the pole and at its midpoint. DONE: Stu Anderson: Bring inner tube for trunk ties. Reseat Railroad Ties @ Lower Parking Lot (Niel Lynch)
A number of the railroad ties along the lower parking lot and on the embankments around need to be reseated and/or replaced. Often the re-bar needs to be pounded back in or replaced. Most urgent was the recent collapse at the bottom of the main steps. Someone must have run over the corner. Greg Brown notes: I think we should consider a vertical (visible) RR tie or pipe; or else a concrete curb that can withstand being run over repeatedly at that corner. DONE: 2008-01-12 Russ Voge, Stu Anderson: Fixed the bricks at bottom of steps and spiked the railroad tie back in place. USED: 2hr; Sand, 2 steel stakes; Shovel, sledge, sand, hammers, masonry saw. DONE: OSS#7: Ken Schultz surveyed all the railroad ties along parking lot boundaries. The ties are in good shape. They just need to be be put back in place. USED: 2hr, Graph paper! Clipboard!. PLAN: Ken's plan: There are 8 - 10 places where the rr ties have been knocked out of position. Also the brush and weeds are overgrowing the rr-ties and need to be chopped back. This is not a crisis situation, but it does need to be done. To restore the rr ties to position we need to trim/chop/dig the weeds out of the way, dig the bed location smooth and spike the ties back into place. The ties seem to be in pretty good shape. We have 2-3 spares. NOTE: Stu Anderson spun the first step off as a task for the RE Sunday work party: TID-095 Brush Clean Up @ Parking Lot. ALSO: There is also a tub of used motor oil in the weeds that needs to be properly disposed of. This could also be done at the same time as the other stuff. NEED: One person, half an hour. The brush and weeds are overgrowing the railroad-ties around the boundaries of the lower parking lot and need to be chopped back. This was spun off from TID-031 Reseat Railroad Ties @ Lower Parking Lot for the RE Sunday work party. DONE: OSS#8 Ken Schultz led the effort and reports: a group of adults and children: Prune the brush and hoe the weeds and take the residue to the compost pile (weeds & their seeds to the dumpster). Cleared the way so Ken could reseat the railroad ties. NEED: 6 people x 3 hrs. Tools would be pruning shears, rakes and flat-ended shovels. A wheelbarrow would be nice for clean up. NOTE: This is a big, ongoing job. Got a lot of the areas visible from the main steps. |

The winter rains erode the decomposed granite (DG) from the lower parking lot. This leaves gullies, especially next to the concrete lip that sticks up 6 inches in some cases, that could cause a trip and fall accident. Moved a dozen wheelbarrows full of sand from the pile next to the amphitheater sound kiosk down the ramps to distribute it on the parking lot. Used some gravel where the gullies were deep. USED: 4hrs, 12 wheelbarrowfuls of sand, strong back, shovel NOTE: We have aproximately 1 real, working wheelbarrow (if tire is inflated - tire pump is in the toolshed). NOTE: This is an annual maintenance task and involves larger issues: where is the sand going (city doesn't want it in their sewers). Is it time to pave the parking lot with something more substantial? Need to raise the entire parking lot level a few inches so that the paved drain down the center works. |

The bricks at the top of the main steps next to Founders' Hall are subsiding in spots leaving an uneven trip hazard. This was a continuation of the work of TID-003 at the nursery. DONE: 2008-01-12 Anne Larocca, Jeff & Alex Severinghaus, Eleanor Bathos, Stu Anderson and new member Russ Voge!: Lifted bricks between sidewalk and the drain discovering a transition edge between the patio (concrete underlayment?) and the the area at the head of the steps. Lifted bricks against the buried railroad tie discovering big gopher holes. Filled in the areas and holes with sand. Tamped and reinstalled the bricks. Unclog Drinking Fountain Drains @ Kitchen South Wall (Niel Lynch)
DONE: Niel Lynch: I put Liquid Plumber down them and the higher one opened a bit. The lower one remains rather plugged. The P-traps are of the heavy ABS type that are glued in place. I might be able to get a small flexible snake down the hole to stir things up a bit. The alternative is to cut out the present traps and install new ones--the problem is that the clog may be farther down the pipe and not in the trap at all. DONE: Niel Lynch: I fixed the drinking fountain drains. There is a sort of strainer device covering the drain. If enough brute force is applied, it will unscrew (I suppose the manufacturer makes a ridiculously expensive tool for the purpose). Upon unscrewing it, I found a mass of decayed leaves, sand, ash, and assorted unidentifiable ca-ca blocking the drains. When this was removed, the drains worked just fine. The asphalt walkway is sinking around a concrete storm drain at the west end of the lower parking lot, behind the amphitheater kiosk. It is a gradually worsening trip hazard for young and old. A patch requires chiseling out existing asphalt for a 6" radius around the 16" square concrete structure then packing asphalt patch around it to build up the level to match. Paint the outside walls of the tool shed using "child labor" (i.e. one of the tasks for the Family Work Party on 2008-05-04 with the RE committee. Task Leader from RE will plan and lead this task with Stu Anderson.

Repair Restroom Faucet @ Palmer Library (Niel Lynch)
The men's restroom cold water faucet won't turn off. Had to turn it off at the wall. Apparently this was done for the hot water in the women's bathroom years ago. These 'Chicago Faucets' brand have push button metering cartridges - different units for hot and cold. They are only used in those two bathrooms: 1 hot, 1 cold in each bathroom. How often do these fail? They were new in 1995. One went out "years ago" (2003 maybe?) the 2nd recently (2007?). Should we keep a pair in stock? John reports: When I opened one of the windows, the southwest one, I noticed that the exterior trim had been pried out about 1" from the window jamb, presumably by the window fitting too tightly. The north east window has had a broken sign on it for months, I think the windows need to be planed down to better fit the openings, but that could be quite a chore because they are so far off the ground. The hot water has been turned off at the women's restroom sink because of concerns about child safety. This is followup to TID-084 Emily Auer, Director of Sandy Hill says: I spoke with someone from licensing and as long as the water is between 105 and 120 degrees, it is safe for children. Do you have a way of measuring the heat? DONE: 2008-04-13 Stu Anderson: Measured hot water temperature at both the Men's room (closer to water heater) and Women's room sinks. Men's tap reached 106 degrees, Women's reached 105 degrees. Data in manilla file TID-085. USED: 0.5 hr, digital kitchen thermometer from home CONCLUSION: Temperature is about 106 degrees, certainly less than 110 degrees Fahrenheit. Emily reports: I want to talk to you about our office relocation project. I believe you are aware that Sandy Hill has been working closely with UUFSD to move office space. On our contract, we have agreed to have a member of the Buildings and Grounds Committee approve the partition we intend to install. I was really pleased that UUFSD agreed that a member of your committee would be the best committee to approve the partition. I feel you and I work well together. Our thought is that an accordion door would work really well because it easily slides open and out of the way and it is able to lock for security. So, would you mind taking a look at the Series 240 Accordion style door on this website http://www.accordion-door.com/folding-doors/folding-door.html? We are looking at the vinyl because it is a lower cost. My guess is that off white would be best, but if you think a different color would be better, please let me know. If you approve this door, I will go ahead and place the order. It will take about 3 weeks to arrive. We will then install it and move to our new office space (the UUFSD Nursery) at our next work party which is March 28th. I will have one of our parents (a licensed General Contractor) running the project. The other item on the list to make the move possible is that the sink in the nursery will need to be moved about 9' to the left. The ultimate goal is that once the partition is installed, the Fellowship will have access to 9'4" X 8' of the room. In this space, there will be a crib, chair, changing table and sink. Seal Out Varmints @ Office (Green Sanctuary)
Green Sanctuary Committee has offered $300 to Buildings & Grounds to physically seal the office against rodents and insects to eliminate the use of poisons there. The problem of critters in the office was addressed principally in June, 2007 by UUBG-007 Project: Replace Fiberglas Roof in Office. Recently we sealed up the skylight. The remaining access for vermin is the crawl space. The vent hole on the south side should be covered with 1/4" mesh and a "screen door" cover should be installed over the small access hatch on the east side. DONE: 2008-03-03 Stu: Inspected crawl space entrance. It would require major excavation to get down to where it can be effectively sealed off. There are too many openings around it. NOTE: Discussed with Patricia Weld who says that there have been no mice, etc. this winter, thanks to the work we have already done. So the crawl space doesn't seem to be a problem. Leave it be. |

Pass-through Door Sagging @ Kiosk (Niel Lynch)
The door that covers the pass-through on the front of the sound kiosk at the amphitheater is sagging on its hinges and doesn't close well. The hinges are screwed up into a 2x8 plate which itself is probably sagging. DONE: OSS#5 Stu Anderson: Propped the plate up a fraction of an inch and replaced hinge screws with long deck screws through the plate into the header above. Emily reports that the power is off in about half the Pinecones classroom. We have some time because Sandy Hill is out for a couple weeks and Alison says this Sunday school will be a Christmas party. DONE: 2007-12-23 Stu Anderson: Made a paper map of breakers and outlets in Pine Cones. Power was off at 3 outlets. Topmost red breaker (20 amp) was tripped, though it didn't look tripped. Pushed it all the way off and back on. Power returned to all 3 outlets. Reason for breaker tripping: these outlets had a refrigerator, a microwave and a space heater plugged into them. The breaker was just doing its job, avoiding overloaded wiring and possible fire. USED: 1 hr; Grounded outlet checker, digital voltmeter. During UUBG-007 Project: Replace Fiberglas Roof in Office the windows were installed after the interior painting. Need to prime and paint the windowsills. During the work, plastic sheeting was stapled to that same wall. Remove the staples and repaint those surfaces to match. Finally, the skylight was removed and replaced with shingled roof and blank ceiling panel. Prime & paint skylight exterior and panel interior. Founders' Hall Outlets (Patricia Weld)
Dan Scott (handles site rentals) reports: All of the lower plug in sockets on the wall on the inside and outside of the North side of the hall were not working and we had quite a challenge getting electricity going for the DJ without running the cord across the hall floor. I reset the circuit breakers in the hall and the GCFI breaker on the outside, but nothing worked. I finally found an outlet in the middle section of the northeast wall and used that to resolve the problem. DONE: 2007-09-14 Stu Anderson: Discovered that there are two GCFI breakers on that wall at the east and west ends. The one on the east end was tripped. Reset it and the outlets at that end came back on. If the problem recurs frequently or the outlet can't be reset, let me know. The problem could be: a flaky GCFI, problems in the wiring, or defective devices plugged into it. USED: 1 hr; Grounded outlet checker in Founders' Hall electrical closet. NOTE: Check for recurrence. Make a nice breaker map. |

Repair Power Washer (Stu Anderson)
Ben Platnik has just donated a power washer with the proviso that he might borrow it on the rare occasion he might need it. He had bought it originally to loan UUFSD for Task: Restain Picnic Tables & Benches and has used it very seldom himself. The plastic inlet fitting got broken at some point. Stu Anderson tried a female hose fitting which worked for a while. Needs a proper fitting. DONE: OSS#5 Jeff Turner. Tried to get powerwasher inlet adapter hose to stop leaking profusely. Eventually went to Home Depot and couldn't find a proper fitting. Clamped a vinyl tube over the inlet which is OK but not great. USED: 2hr hose; tools and trip to Home Depot DONE: Ben Platnik gave Stu the manual to the Cambell Hausfeld 1-800-330-0712 Electric Pressure Washer, model # PW1686. The manual (in TID-073 file folder) is also available online as 463600_1203.pdf (1.4 MBytes). The replacement parts diagram shows items 5 and 6 as the Nipple adapter and Quick connect fitting listed below. Looks like these are ordinary garden hose type connectors. But maybe they are special. NOTE: If we leave the vinyl hose clamp elsewhere it would prevent un-trained/unauthorized use of this powerful tool. |

A variety of folding tables are stored vertically in the left Founders' Hall closet (behind curtain). They are old and many have lost their plastic feet. Rubber feet on some tend to fall off. These tables can quickly destroy the finish and damage the concrete floor. Inspect all tables. Purchase replacement plastic or rubber feet. DONE: Stu bought 16 1" diameter white rubber feet and used 15 of them. USED: 1 hr; $13 for 16 feet; Muscle to move tables. Glides on Chairs @ Founders' Hall (Asa Puckette)
The chairs used in Founders' Hall are stacked on rolling carts in the outdoor closet under the Palmer Library. Over time many lose their clear plastic glides (feet) which fall off easily. Without glides they can quickly ruin the finish on the concrete floor. Inspect all chairs. Purchase glides and replace. Miles Anderson reports: The glides are in an old plastic biscotti jar in the chair closet. They're on a shelf to the right. In recent years, for the most part, I've done them myself. A couple of years ago I did get 2 other folks to help me with them. Before the last Sprague concert I did a bunch of them until may hands wore out. Many more need to be done. I store the glides in a clear plastic jug in the closet with the charis. You need a pair of channel lock pliers, some kind of punch and a hammer. The punch and hammer are to force remaining pieces of plastic into the tube when necessary. The pliers are handy to get broken glides out of the chair. The glides are expensive. About $1 each. But when they are missing from the chairs, the chair legs scratch the floor. It should be a B&G issue, and I would budget about $80 a year. At the board meeting yesterday, the topic of phones came up. There was once a phone in the kitchen, but at some point in the dim distant past, it was removed. There was some concern about potential emergencies, people not having cell phones, and the office being locked, which prompted the suggestion that the kitchen phone be reinstalled. I have an extra phone or two around the house and offered to undertake the chore. Just to keep your records straight, I thought I'd let you know. ALSO, it was noted that Sandy Hill will be installing a phone in their new office, our former nursery (TID-075 Sandy Hill Office @ Nursery). Winterize Heat Pump @ Office (Lou Gutierrez)
The office has a Fedders model AEP09D2BREVB floor standing Room Air Conditioner/Dehumidifier that also operates as an electric heater in the winter. In the summer, set the machine to cooling mode and connnect it to the outside air through two ducts mounted in the window. In the winter, set the machine to heat mode, disconnect those ducts and close the window. The heating mode is NOT a heat pump. DONE: 2007-12 Lou Gutierrez: Convert for winter. Find Manual. Umbrella Chest Hasp Bent (Asa Puckette)
The hasp on the umbrella chest is bent and won't close properly. DONE: Stu Anderson: The hasp was bent because the gas lift springs were pushing the lid back from the rest of the chest. Reversed the mounting of the lifts so that they push the lid forward and hold the chest together. Refined the lift angle as well. Third time's a charm?
